This is an estimate based on Missouri's constitutional assessment ratios and the tax levy implied by the numbers you entered. Actual bills can include special districts, TIFs, exemptions, or levy changes not captured here. Confirm any classification concern directly with your county assessor.
How this is calculated: Missouri's Constitution (Article X, §4(b)) sets statewide assessment ratios by property class: residential property is assessed at 19% of market value, commercial property at 32% of market value, and agricultural property at 12%. Your tax bill equals your assessed value multiplied by the tax levy rate set by your local taxing districts (per $100 of assessed value). Because that levy rate is set per district — not per property class — reclassifying a property from residential to commercial raises the assessed value (and therefore the bill) by roughly 32/19, or about 68%, even if nothing else about the property changes. This tool backs into your effective levy rate from the numbers you provide and applies it to the alternate classification.
